PORTUM Enters Croatia to Develop Two Modern Business Complexes
Commercial real estate development company PORTUM announces a new operational phase and the launch of investments in Croatia. During the first phase of expansion, the company will invest €7.7 million in land acquisition and the construction of two modern business complexes in the cities of Zagreb and Varaždin. Company representatives state their goal is to create an interconnected network of multifunctional properties in Croatia’s most active business zones.
During this initial expansion phase, PORTUM acquired two land plots in strategically high-demand locations in Croatia. In the capital, Zagreb, a 6,000 sq. m. plot was purchased, where a 2,479 sq. m. commercial property will be built. Meanwhile, in Varaždin, a 1,949 sq. m. building is planned for a 5,000 sq. m. site.
Construction work on both plots is scheduled to begin in late 2026 or early next year, with completion expected in the final quarter of 2027.
According to PORTUM CEO Agnė Janušonytė, the decision to enter the Croatian market was made after assessing a clear shortage of newly built commercial and industrial facilities in these specific locations.
"We have been analyzing the Croatian market in great detail for some time, and we believe we can offer an exceptional product and our expertise here. We see that supply meeting such modern standards is currently very limited in the Croatian market. Our goal is to invest consistently across different Croatian cities, focusing on what businesses lack today, while simultaneously building a network of our developed properties within the country," states A. Janušonytė.
The new PORTUM properties in Zagreb and Varaždin will stand out for their sustainability and functionality. The planned A++ energy efficiency class buildings will ensure cost-effective operational solutions for businesses. Electric vehicle (EV) charging stations and spacious parking lots will be installed adjacent to the buildings.
The company is paying close attention not only to the architecture of the buildings themselves but also to the external infrastructure of the sites, ensuring a smooth and safe separation of traffic flows.

We are designing a convenient internal infrastructure that will guarantee the smooth movement of passenger and freight transport, easy access for clients, and efficient logistics flows. Everything is planned so that these solutions help businesses operate more efficiently and comfortably," emphasizes PORTUM CEO A. Janušonytė.
